How do you renew a UAE golden visa?

Renewal is applied for before expiry, and the qualifying basis must still hold. A property holder must still own qualifying property; a professional must still meet the criteria for their category. Dependants are renewed alongside the principal holder, and medical and Emirates ID steps are repeated.

What does "the basis must still hold" actually mean?

That whatever qualified you originally has to still be true. If you obtained the visa through property and have since sold it, that basis has gone. If you qualified as a licensed professional and the licence has lapsed, the same applies.

This catches people who treat a long-term visa as permanent. It is long-term, and it is conditional.

What if your circumstances have changed?

What about the family?

Dependants are renewed alongside the principal holder, and their residence depends on the principal visa continuing. If the principal renewal fails, the dependants are affected too.

That is worth understanding before a renewal is left late, because a family of five is not a single deadline.

The mistake we see most: Selling the qualifying property and assuming the ten-year visa is unaffected because it was already granted. It is a long-term visa, not a permanent one, and the basis is re-examined at renewal. Anyone selling a qualifying asset should take advice at the point of sale, not at expiry.
MSM tip: Diarise the renewal date the day the visa is issued, with a reminder six months ahead rather than one. Golden visa renewals can involve rebuilding an evidence file, and that is not a job for the final fortnight.
