How do you renew a Dubai investor visa?

The qualifying basis is confirmed first: a valid trade licence and recorded shareholding for a partner visa, or continuing registered ownership for a property route. The visa is then renewed before expiry, with the medical fitness test and Emirates ID repeated and health insurance valid for the new term.

Why does the licence get checked first?

Because the company is the sponsor. A lapsed or suspended trade licence means there is no valid sponsor, and no amount of work on the visa side fixes that. The licence renewal comes first and the visa follows.

For property-based residence the equivalent question is whether you still own the qualifying property.

What if the business has changed?

Shareholding changes, activity changes and address changes all have to be recorded properly before a renewal, because the renewal is checked against the current record.

An informal change that everyone in the company knows about but nobody registered is the classic cause of a stalled renewal.

How do dependants fit in?

They renew after you, because their residence derives from yours. A family renewal is sequential, so build the extra time in rather than assuming everyone is done in one appointment.

Insurance for each dependant has to be valid for the new term as well.

The mistake we see most: Leaving the trade licence renewal and the visa renewal to two different people, neither of whom knows the other is waiting. The licence lapses, the visa cannot be filed, and both then run late together. One owner for both dates solves it.
MSM tip: Align the licence renewal and the visa renewal into the same month if you can. Chasing two separate deadlines across the year is how one of them gets forgotten, and the licence is always the one that blocks the other.
