Property Valuation for a Dubai Golden Visa

You know what your apartment is worth. The application does not care what you know; it wants the figure on a document issued by the land department.

Do you need a property valuation for a golden visa?

Where the qualifying value is not evident from the title deed alone, yes. The Dubai Land Department issues valuation certificates for registered property, and that certificate is what evidences the figure the application relies on. A purchase price from several years ago, an agent's appraisal or a portal estimate does not serve the same purpose.

Why the deed is sometimes not enough

A title deed records what you paid when you bought. If that was in 2016 and the market has moved, the deed understates or overstates your current position, and neither helps you.

The valuation certificate is how the current figure gets onto paper an authority will accept.

  • The deed records the transaction, not today's value
  • Older purchases are the common case
  • The certificate states the current assessed value
  • It is issued by the land department, not by an agent

What it is not

It is not the appraisal your estate agent emailed you, and it is not the figure on a property portal. Those are marketing estimates. They have their uses and this is not one of them.

People arrive with a printout and are surprised. It is an easy misunderstanding to have.

  • Not an estate agent's market appraisal
  • Not a property portal estimate
  • Not a bank valuation done for mortgage purposes
  • Issued by the Dubai Land Department for this purpose

Timing and currency

A valuation has an age. One obtained for a refinance two years ago is not necessarily going to serve an application today, and discovering that at submission wastes the submission.

We check the date before we file. It is a small thing that saves a resubmission.

  • Check the date on any certificate you already hold
  • An old valuation may need refreshing
  • Obtain it close to the application, not months ahead
  • One valuation can serve the application and the renewal record

Where ownership is shared

The certificate values the property. Your application rests on your share of it, and those are two different numbers when a property is held jointly.

Tell us the ownership structure alongside the valuation request, or the figure will be read against the wrong person.

  • The certificate values the whole property
  • Your share is what the application relies on
  • Joint holdings need the structure stated
  • See our joint ownership page for the detail

How we arrange a valuation

  1. Read the title deedOwnership, registration and how the property is held.
  2. Check what you already haveAn existing valuation may still serve.
  3. Apply to the DLDThrough the land department's own channels.
  4. Collect the certificateAnd check the figure against the threshold.
  5. File the applicationValuation attached, not left as a loose end.
  6. Keep a copyIt is useful again at renewal.

Which document evidences value

Document and standing
DocumentDoes it evidence value for the application?
DLD valuation certificateYes, this is the document
Title deed from a recent purchaseOften sufficient on its own
Title deed from several years agoUsually needs a valuation alongside it
Estate agent appraisalNo
Property portal estimateNo
Bank valuation for a mortgageDifferent purpose; not a substitute
The mistake we see most: Turning up with a valuation obtained for a mortgage refinance and assuming it does the same job. It was produced for a lender, for a different purpose, and often at a different date. The application wants the land department's certificate.
MSM tip: If you are applying and expect to renew on the same property, keep the valuation certificate and the deed together in one file with your passport copies. Reassembling this set in five years, after a move and a new phone, is the single most common renewal headache we see.

What documents do you need?

What we need

Title deed for the property
Any valuation certificate you already hold, with its date
Passport copy and current UAE visa if you hold one
Whether the property is held solely, jointly or through a company
Whether there is a mortgage on it
Details of any other UAE property you own

Send any valuation you already have, even an old one. Half the time it saves a step, and the other half we at least know what we are replacing.

QUESTIONS & ANSWERS

Frequently Asked Questions

Do I always need a valuation certificate?
Not always. Where the deed is recent and the figure is clear, it can be enough. Older purchases usually need the value evidenced separately.
Can I use my estate agent's appraisal?
No. That is a market estimate produced for selling. The application wants the land department's valuation certificate.
Will a bank valuation do?
It was produced for a lender for a different purpose, often at a different date. It is not a substitute.
How old can a valuation be?
There is a currency to it, and an old certificate may need refreshing. We check the date before filing rather than after.
My property is jointly owned. Which figure counts?
The certificate values the whole property; the application rests on your share. Tell us the ownership structure so the right number is read.
Can the same valuation be used at renewal?
Keep it, because it forms part of the record, but expect the position to be re-examined at renewal on its own terms.
