Golden Visa on Jointly Owned Property in Dubai

Two people, one deed, one property comfortably above the threshold. It is entirely possible that neither of them qualifies, and the deed is where you find out.

Does jointly owned property qualify for a golden visa?

It depends on the individual share rather than the total value of the property. A property held between two owners is assessed on what each of them holds, so a unit above the threshold split evenly may leave neither owner qualifying on their own. How the co-owners are related also affects the treatment, and spouses are not assessed identically to business partners.

The arithmetic that catches people

A property well above the threshold, held equally by two siblings, gives each of them half. If half sits below the threshold then the property qualifies nobody, despite being worth more than enough on paper.

This is the single most expensive misunderstanding in the property route, because it is usually discovered after the purchase.

  • Total value is not the test; the share is
  • An even split can leave both owners short
  • Discovered after purchase, it is expensive to fix
  • Check the structure before signing, not after

Spouses are a different case

Property held between a husband and wife is not treated the same way as property held with a business partner or a sibling. The relationship matters to the assessment, and it can change the answer entirely.

It is worth asking specifically rather than assuming the general rule applies to you.

  • Spousal co-ownership is assessed on its own terms
  • Marriage certificate may be required, attested
  • Sibling and partner holdings are treated differently
  • Ask about your specific structure, not the general case

Read the deed, not the assumption

Co-owners frequently believe they hold equal shares when the deed says otherwise, because the split followed who paid what at the time and nobody looked again.

We read the actual registered shares. Occasionally that is good news for one owner and unwelcome for the other.

  • Registered shares are frequently unequal
  • The split often follows the original contributions
  • Nobody re-reads the deed until it matters
  • The registered position is what is assessed

What can be done about it

Shares can be restructured, and a second property can be bought. Both have costs, including transfer fees, and both are decisions to take with open eyes rather than in a rush before an application.

We will set out the position. The decision is a financial one.

  • A share transfer is possible but carries fees
  • Buying an additional property is the other route
  • Neither should be rushed for an application deadline
  • Get the position in writing before deciding

How we assess a joint holding

  1. Send the deedThe registered shares are on it.
  2. Identify the relationshipSpouse, sibling, partner: it matters.
  3. Value the sharesIndividually, against the current threshold.
  4. Report on each ownerWho qualifies, who does not, and by how much.
  5. Discuss the optionsWhere somebody falls short.
  6. File for whoever qualifiesRather than filing hopefully for both.

Joint holdings and outcomes

Assessment by structure
StructureHow it is assessed
Sole ownershipFull registered value
Held with a spouseAssessed on its own terms; ask specifically
Held with a siblingIndividual share
Held with a business partnerIndividual share
Held through a companyCorporate structure assessed separately
Unequal registered sharesEach owner on their actual share
The mistake we see most: Two people buying together specifically so that both get residence, without checking the share arithmetic first. It is a decision made at a sales desk in an afternoon and it cannot be undone without paying transfer fees a second time.
MSM tip: If you are buying jointly and residence is part of the reason, get the structure checked before you sign, not before you apply. At the contract stage it is a conversation. After the deed issues it is a transaction.

What documents do you need?

What we need

Title deed showing all owners and their shares
The relationship between the co-owners
Marriage certificate where the co-owner is a spouse
Passport copies for each owner applying
Any valuation certificate you hold
Whether there is a mortgage on the property

Send the deed for both owners in one message. Assessing co-owners separately produces two half-answers and neither of them is useful.

QUESTIONS & ANSWERS

Frequently Asked Questions

We own a property above the threshold jointly. Do we both qualify?
Not necessarily. Each owner is assessed on their individual share, and an even split of a qualifying property can leave both owners below the line.
Is it different if the co-owner is my spouse?
Yes. Spousal co-ownership is assessed on its own terms rather than as a straight share split. Ask about your specific case.
How do I find out what share I hold?
The title deed states it. Co-owners are frequently surprised, because the split usually followed who paid what at the time.
Can we change the shares?
Shares can be transferred, but it carries fees. It is a financial decision worth taking deliberately rather than against an application deadline.
What if the property is held through a company?
That is a different assessment again, looking at the corporate structure rather than a personal share. Send the company documents with the deed.
Can one of us qualify and sponsor the other?
Often the cleaner answer. A golden visa holder can generally sponsor a spouse and children, which achieves the same outcome for a family.
