Golden Visa on Mortgaged Property in Dubai

Buying with a mortgage does not disqualify you. It adds a document and a bank that moves at its own pace, which is a different problem from a refusal.

Can you get a golden visa on a mortgaged property?

It is assessed rather than excluded. What is examined is your actual position in the property — how much of the value is genuinely yours rather than the lender's — together with a letter from the bank confirming the mortgage position. A mortgage adds a document and a dependency on your lender; it does not by itself close the route.

What is actually assessed

Not what you paid for the property. What you own of it. A unit bought with a substantial mortgage where only the deposit and a couple of years of instalments have been paid puts far less value in your name than the price suggests.

That is the calculation people get wrong, and it is worth doing before applying rather than after.

  • Purchase price is not the same as your position
  • Deposit plus principal repaid is the relevant figure
  • Interest paid does not increase your share
  • Outstanding balance is deducted, not ignored

The letter from your bank

You will need something in writing from the lender confirming the mortgage and the outstanding position, and sometimes a no-objection to the application. It is a routine request that banks nevertheless take their time over.

Request it the week you decide to apply, not the week you want to file.

  • Confirmation of the mortgage and outstanding balance
  • A no-objection letter where the lender requires one
  • Issued on the bank's letterhead, properly signed
  • Allow real time; banks are the usual bottleneck

Paying down to qualify

Some owners are close enough that a lump-sum repayment changes the answer. Whether that is sensible is a financial decision rather than an immigration one, and it depends on early-settlement charges and what else you would do with the money.

We can tell you the gap. What to do about it is yours.

  • A lump sum can move you over the line
  • Early settlement charges may apply
  • Get the figure before deciding, not after
  • It is a financial decision, not a visa one

Mortgaged and off-plan together

Financed off-plan purchases are the hardest version of this, because two assessments stack: how much is registered and how much is genuinely yours. It is not hopeless, it is just a case that needs reading properly.

Send everything at once and we can give one answer rather than three partial ones.

  • Registration position and paid-up position both assessed
  • Developer payment plans and bank finance interact
  • Send the Oqood, the contract and the bank statement together
  • One reading beats three partial answers

How we handle a mortgaged property case

  1. Read the title deedOwnership, value and how it is held.
  2. Calculate the positionWhat is genuinely yours after the outstanding balance.
  3. Request the lender letterEarly, because the bank sets the pace.
  4. Assess against the thresholdThe current published position.
  5. File where it supports itOr tell you the gap, in figures.
  6. Residence sequenceMedical, Emirates ID and stamping follow.

Mortgage position and likely outcome

Assessment by position
Your positionLikely outcome
Mortgage largely repaidStrong; assess now
Substantial deposit, some years paidWorth calculating properly
Recently purchased, minimum depositUsually short; we will give you the gap
Mortgaged off-plan unitTwo assessments stack; send everything
Mortgage fully settledAssessed as an unencumbered property
The mistake we see most: Applying on the purchase price. Owners look at what the property cost, compare it to the threshold and file. The assessment looks at what is theirs after the lender is accounted for, and the two figures can be very far apart.
MSM tip: Ask your bank for the mortgage statement and the no-objection letter in the same request. Making two separate requests to a UAE retail bank frequently costs a fortnight for no reason.

What documents do you need?

What we need

Title deed, or interim registration if off-plan
Mortgage statement showing the outstanding balance
Lender letter or no-objection certificate, if you have it
Passport copy and current UAE visa if you hold one
Details of any other UAE property you own
Whether the property is held solely, jointly or through a company

The deed and the mortgage statement together answer the question. Either one alone leaves it open, which is why we ask for both up front.

QUESTIONS & ANSWERS

Frequently Asked Questions

Does a mortgage disqualify my property?
No. It is assessed rather than excluded. What matters is how much of the value is genuinely yours once the outstanding balance is accounted for.
What figure is actually assessed?
Your position in the property, not the purchase price. Deposit plus principal repaid, less what is still owed to the lender.
Do I need a letter from my bank?
Normally yes, confirming the mortgage and the outstanding balance, and sometimes a no-objection. Request it early; banks are the usual bottleneck.
Can I pay off part of the mortgage to qualify?
Some owners do. We can tell you the gap in figures; whether closing it makes financial sense, given early-settlement charges, is your call.
Does interest I have paid count towards my share?
No. Only principal repaid increases your position in the property.
What if the property is mortgaged and off-plan?
Both assessments apply together. It is a readable case, but send the registration, contract and bank statement in one go.
