What must a property POA actually say?
It has to connect three things without ambiguity: who the attorney is, which property is involved, and precisely what they may do with it. Selling, mortgaging, leasing and collecting the proceeds are separate powers, and an attorney only holds the ones written down.
Naming the property by its title deed number is what removes the argument. An address can describe two units in the same tower.

- Property identified by title deed number and project details
- Each power stated separately: sell, mortgage, lease, receive funds
- Authority to sign the transfer at the trustee office, if that is intended
