What is Ejari renewal and when do you need it?

Ejari is the Dubai system for registering tenancy contracts. When a lease renews, the Ejari registration must be renewed too. A current Ejari is required for residence visa applications and renewals, for company licence renewals, and for utility and telecom connections.

Why does a lapsed Ejari stop things elsewhere?
