Ejari Cancellation
Cancelling Ejari when you move out of a Dubai property.
Commercial Premises
A residential Ejari proves where you live. A commercial one holds up your trade licence, your visa quota and your establishment card, which is a much bigger job for the same piece of paper.
It is the registration of a commercial tenancy with the Dubai Land Department, and it is what evidences your company's premises to the licensing and immigration authorities. Your trade licence, your establishment card and the staff quota you are granted all rest on it. The document set differs from a residential registration, and so does what goes wrong when the details do not match.
| Registers | A commercial lease |
|---|---|
| Authority | Dubai Land Department |
| Supports | Trade licence, establishment card, staff quota |
| Needs | Tenancy contract, licence, landlord documents |
| Common fault | Address mismatch with the licence |
| Renewed | With the lease, on its own cycle |

The registration itself looks similar. What sits behind it does not. A commercial registration wants the trade licence, the landlord's ownership documents and a lease drawn for business use, and the unit has to be zoned for what you say you will do in it.
A warehouse registered as an office causes problems later that are entirely avoidable now.
The address on the Ejari, the address on the trade licence and the address on your establishment card application all have to agree. A unit number recorded differently in two places is enough to stall a visa file.
This is the single most common reason we get called about a commercial registration.
Staff quota is assessed partly on the space you have registered. A flexi-desk arrangement supports fewer visas than a full office, and companies discover the ceiling after making offers rather than before.
If you plan to build a team, decide the premises with that in mind.
The registration follows the lease. When the lease renews, the Ejari does too, and a lapsed registration undermines the licence renewal sitting on top of it.
Landlords are not reliable about reminding you. Diarise it yourself.
| What it supports | |
|---|---|
| Residential Ejari | Family visa sponsorship, utilities, schooling |
| Business Ejari | Trade licence, establishment card, staff quota |
| Flexi-desk registration | A licence, with a lower visa ceiling |
| Full office registration | A higher quota, assessed on space |
| Address mismatch | Nothing; it stalls the file |
Send the lease in draft if it is not signed yet. Almost everything expensive about this is decided at signature, and drafts are free to change.
