What makes the location commercially different?

Proximity to air cargo and to the Jebel Ali corridor. For a business importing, storing and re-shipping goods, the distance between the warehouse and the aircraft is an ongoing cost, and Dubai South compresses it.

For a consultancy whose entire operation is a laptop, that advantage is irrelevant and the commute is a genuine cost.

What kinds of licence does it issue?

The usual free zone range — commercial, service and industrial — with the industrial and logistics categories being the ones that distinguish it. Businesses take a licence together with a facility appropriate to the activity, and warehousing needs are matched at that point.

What is the trade-off?

Distance. Dubai South is well outside the central business districts, and if your staff live in Deira or your clients sit in DIFC, that is a daily cost paid in commuting and travel time.

The calculation is simple enough: if goods move, the location earns its keep. If only people and documents move, it usually does not.

Is Dubai South only for logistics companies?
No, it licenses service and commercial activities too. But its advantage is proximity to air cargo and warehousing, so if nothing physical moves through your business you are paying a commute for a benefit you will not use.
Can I get warehousing as well as a licence?
Yes. Facilities range from desks and offices through to warehousing and industrial space, and the facility is chosen alongside the licence.
How far is it from central Dubai?
Well outside the central districts, beside Al Maktoum International Airport. Factor that into staff recruitment and client meetings.
Do I need a local partner?
No. Free zone companies are wholly owned by their shareholders.
Can I sell to mainland UAE customers?
Not directly as a matter of course. Mainland distribution normally runs through an agent or distributor, or a separate mainland entity.
